Sullivan’s Island Marsh Home
With Million Dollar Long Range Views
Bill loved living on Sullivan’s Island, and like many other island residents, he was always interested in the renovations and new construction undertaken by his neighbors. When Bill had the opportunity to buy a newly released marsh front lot, he jumped at the chance to build his own home. Bill had already selected his team. He knew he wanted Rachel to be his architect and he knew he wanted Sea Island to be his builders.
The site was the smaller of two lots sold by the town, with site specific zoning that defined the first and second floor set backs, the footprint of the first and second floor and the maximum area allowed. After reviewing the zoning criteria for the site, Rachel returned to the BZA for some additional clarification and for permission to build a ground level pool within the OCRM set backs but outside the area allowed for the home. We were granted the relief for the pool and with that in place, we had what we needed to design and build a small, comfortable, beautifully detailed reverse floor plan home with fantastic views of the marsh and Intracoastal Waterway. The site was such an odd shape, and the size and shape of the buildable area was so tight, it took teamwork to resolve how to get the structure, HVAC and wood finished vaulted ceilings into this gem-like reverse floorplan design.
